Title insurance products from the standard “Alta” to “short form”; property reports, tax verification, full title curative, as well as complete closing/settlement and escrow services. 

Additionally, ClearEdge’s offerings support REO’s, reverse mortgages, modifications, centralized purchases and commercial.

Residential Refinance and Purchase

  • We support and directly work with all title processes. These processes look at each client individually and adapt our work-flows and procedures to meet state and client requirements. Being agile and adaptable allows us to work towards exceeding all expectations regarding all transactions.
  • Our processes have been successfully adapted for client process of Title, Settlement and Disbursement for Refinances, FHA & VA, Centralized Purchases, REO’s and Loss Mitigation programs, Modifications, and Reverse Mortgages.

Default Services

  • ClearEdge has the capabilities to handle your REO and Deed in Lieu needs on a National level.
  • We obtain all judgments, liens, and HOA dues.  All curative work is done in-house.
  • It can be difficult & time consuming to track down attorneys in all 50 states.  Having one partner manage the entire process creates efficiencies in cost, turn times & communication.

Commercial

  • Our Centralized Commercial Purchase Solution gives us the ability to handle all aspects of the purchase transaction with consistent service and pricing.
  • Full title and escrow process control allows us to support banks, attorney’s, brokers, lenders and investors on a national level.

State laws regarding the role of attorneys in residential real estate closings vary.  ClearEdge Title, Inc. does not provide legal services. To the extent that your state’s laws require that an attorney handle certain aspects of a real estate closing, we will not handle those services or otherwise engage in the unauthorized practice of law.

ClearEdge Process

By Utilizing 3 key processes ClearEdge Title is able to facilitate and support your loan from Order to Policy.

Title Only – (MT, WY, CO, ND, SD, NE, KS, MN, IA, AR, LA, MS, AL, TN, KY, IN, MI, OH, FL, WV, PA, DC, NY, NJ, ME, MO, NH, NC, RI)

  • ClearEdge Title delivers Title Commitment, Tax Certification and Preliminary HUD
  • Client will work directly with their Lender/Broker
  • Client will clear all Title requirements (Payoffs, Judgment, Liens, etc.)
  • Client will receive Closing Instructions, develop HUD, Handle Closing, QC File post-close
  • Client will provide Team ClearEdge copies of signed Docs for Review
  • ClearEdge will forward final invoice and give funding approval
  • Client will Disburse loan
  • Client will send ClearEdge all title fees, recording fees and loan specific docs for QC and Recording
  • VP will record and deliver Policy

Sub Escrow – ( OR, CA, NM, NV, OK, IL, GA, SC, UT,VT, AK)

  • ClearEdge Title delivers Title Commitment, Tax Certification and Preliminary HUD
  • Client will work directly with their Lender/Broker
  • Client will clear all Title requirements (Payoffs, Judgment, Liens, etc.)
  • Client will receive Closing Instructions, develop HUD, Handle Closing, QC File post-close
  • Lender will forward Funds to ClearEdge Title
  • Client will forward all required loan specific doc’s (Closing instructions, signed HUD, etc.)
  • ClearEdge Title will disburse Title Commitment Requirements, All ClearEdge Title fees, and Recording Fees
  • ClearEdge Title will send any remaining fees to Client to disburse to borrowers, Credit Card Payoffs, and Client Settlement Fees.
  • Client will send loan specific docs for QC and Recording
  • ClearEdge will record and deliver Policy

Full Escrow – (WA, ID, AZ, TX, VA, DE, CT, MA, MD, HI )

  • ClearEdge Title delivers Title Commitment, Tax Certification and Preliminary HUD
  • Client will work directly with their Lender/Broker
  • Client will clear all Title requirements (Payoffs, Judgment, Liens, etc.)
  • Client will develop an Invoice and forward with Closing Instructions to VP
  • ClearEdge Title will develop HUD  (responsible for Signing)
  • After signing, Doc’s will be forwarded to ClearEdge National for QC and Disbursement
  • ClearEdge with Lender Funding Approval, will then Disburse File
  • ClearEdge will forward Client their Specific Settlement Fees
  • If Client does perform Settlement – Client will pay all Notary Fees
  • ClearEdge will Record and Deliver Policy
